Positive: If the review was for the main pool area and garden it would be 10/10. Sparkling pools, immaculate gardens, nice views of the mountains all around, peaceful. Kayaköy is also a nice town with a few good restaurants around and the walk to the abandoned village gives a great view at the top (go at sunset!). It’s quick and easy to get local taxis to and from the town if you want to go into another town for dinner. Linens and towels in the rooms are really nice, bathroom amenities like shampoo etc are good quality. Most of the staff were very friendly and kind to our small baby.
Negative: On the whole, the accommodation is pretending to be something it’s not. There are facilities listed on booking.com that do not exist. No 24 hour front desk (there was nobody on site at all past 4pm), no bar, no restaurant, no daily cleaning (every 3 days), no restocking of mini bar. We had arranged a baby cot ahead of time - even got sent a picture of the cot to confirm - when we checked in at 1am it was not there. Waited until 2am for a response about whether they were bringing it and we were totally ignored - found out at breakfast the next day they had just given it to another guest instead without letting us know. There was no kettle in the room so we couldn’t make a hot drink when we arrived after a long journey - but more importantly - couldn’t make up any milk for the baby. This wasn’t rectified until late the following day when they finally brought the kettle, and we were charged for the mineral water we had used instead. The welcome letter when we arrived in the room said breakfast was between 8-12 - it was actually 9:30 - 11am. The welcome letter also said the bar was open and snacks were available - which just wasn’t true. Pictures of breakfast on booking.com were not accurate - we were told those pictures are from last year - there was no fresh fruit, no yogurts, no juices. Chips and hotdogs every day! We had to ask for some fruit and this was provided going forward. The Nespresso machine in the room was chargeable. The owners have accommodation on site - which is right on the swimming pool - so you feel like you are kind of in their house. We sat at a bench one afternoon and then next day the cushions had been taken away - I think because they didn’t want us to sit there (which was the sunny area of the pool!). Booking.com says the main pool is only heated in the summer - but the private small villa pools are also not heated. We were given a quote of €180 for an airport transfer - we booked via booking.com the exact same trip for €90.
Summary: Not a boutique hotel, but ok for self catering accommodation.

Positive: The location is exceptional. I know Kaya and wished to return. The staff were over and above. Seval, Salih and Uruk were always upbeat and cheery. Nothing was too much for them. The villas are so peaceful and the location is tucked away so very quiet except for the odd country noise (cockerels, donkey braying). The breakfast is typical Turkish breakfast with a vast spread of local cheese, tomatoes and cucumber, olive, James, brads etc etc.
Negative: Not much to improve though the web site mentions a restaurant for dinner on site which was actually closed. The web site should be updated. Perhaps some info on the walks (a map) and local restaurants . A local plan would be really handy.
Summary: Very peaceful. A very special holiday.

Positive: - good location - nice outdoor area (pool)
Negative: - No privacy : we were sitting suddenly a man decided to enter to fix the swimming pool , though the door was locked. - no room service - no food on premises - no proper hospitality; they count everything, they wanted to charge us for a small towel that got some sand on as it fell on the floor after the pool.
Summary: Good location , could be better if they improve their hospitality and services.

Positive: Amazing staff, Tatiana is a charming lady, explained everything to us, was very welcoming and helpful! The villa we stayed in had its own pool, was very private, air conditioning was powerful though it was very hot outside. Just 2 minutes walking from the villa there is a great Turkish restaurant Cin Bal, really recommend it!
Negative: There was no cleaning however we stayed 2 nights. I would suggest if not full cleaning of the room once a day but just a minor cleaning (laying out towels, arranging bathroom accessories)

Positive: We ended our trip with a short stay at Kaya Villas Exclusive, and it was the perfect way to wrap things up. The territory is clean and well-maintained, with a shared pool available for guests. Our villa had everything we needed: two comfortable bedrooms, a spacious living room with a fully equipped kitchen, and high-quality toiletries in the bathroom. The beds were very comfortable, and the inverter AC units were quiet and efficient — ideal for a restful stay. Although this is not a traditional hotel but rather a complex of several villas, they serve breakfast in a traditional Turkish style, which was a pleasant surprise. A peaceful and relaxing place — highly recommended!
Negative: It would be helpful to have dishwasher tablets and laundry detergent provided in the villa.

Positive: I had a wonderful stay at the hotel! The staff were very friendly and welcoming, the grounds were beautifully maintained, and the breakfasts were excellent. Everything was just great. The only minor downside is that the surrounding infrastructure within walking distance is somewhat limited.
